Lessor requires that
unit be kept clean and orderly, especially common areas:
living/dining areas.
Unit is to be maintained in the same
clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security
deposit will be used to bring units back to “same condition” as
received or better condition.
If not, at move-out, after 2 hours of cleanup time, time is billed at
$25/hour.
$50 of cleaning deposit to be used towards carpet cleaning at
move-out – non refundable
if deemed necessary by Lessor |

It is agreed that rental is for the sole use of named lessee as named on
lease, and that Lessor will be notified of any changes.
No extra people may move in without pre-approval
& add on fee may be applicable |
| 3. |
No
pets are approved, including
reptiles & birds. If
permission is granted for a pet at this unit,
a pet addendum must be signed with
additional deposit paid & pet references. |
| 4. |
No smoking
allowed inside. Please ask
guests to smoke outside & place cigarette butts in a can. ($25
pick up fee to be withheld from security deposit if owner has to pick up
after move-out.)

No burning of candles!
For safety reasons, and for smoke residue on walls/ceilings, etc |
| 6. |
Garbage
can needs to be set out at street-side. Pick up days are ____ Wed/Saturdays
or ______ Tues/Fridays in the AM. Unit
is provided with a garbage can and lid and snow shovel.
These must be replaced by Lessee if lost or wind blows away during stay.
All garbage must be removed from premises each week if not in
this manner, taken to dumpster or $10/week fine. |

Unit must be kept locked when unoccupied. Lessee is prohibited from adding locks to, changing, or in
any way altering locks installed on the doors.
All keys must be returned to Lessor upon termination of the
occupancy. Replacement keys or keys missing at
move-out are billed at $15 each. |
| 8.

Only items needed for immediate use are allowed
on premises. Additionally, no furniture may be rearranged except for
minor items which shall be placed back into original arrangement upon
move-out.
No furniture may be removed from premises. |
| 9.
|
Non-operative vehicles are not permitted on premises, nor are vehicles
which leak oil or transmission fluid.
No mechanical work may be done on-site
(Any problems & lessee agrees to appropriately remedy per EPA
standards & at their cost and expense.) |
| 10.

No nails, screws, picture hooks or adhesive hangers may be placed in
walls, woodwork, or any part of residence. |
| 11.
|
As of the date of this agreement, Lessor/owner warrants that the
dwellings sewage drains are in good working order and that they will
accept the normal household waste for which they were designed. They will not accept such things as paper diapers, sanitary
napkins, tampons, children’s toys, wads of toilet paper, balls of hair,
grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.
Please do not clog up the garbage disposal.
Lessee agrees to pay for cleaning the drains of any and all
stoppages….clean-out or repair will be at Lessee’s expense |
| 12.

Use a can for cooking grease. Do
not pour grease down the sink.
(Owner shall be called immediately for any plumbing repairs, as
owner may be able to repair without calling a plumber.)
Professional plumber, if needed, shall be at Lessee expense. |
| 13.
|
Lessee shall not attempt
any repairs. No alterations
to unit. |
| 14.
|
As a precaution allow a small amount of water to run somewhere in the
rental during periods of absence or extreme cold/winds.
(Any freeze up repairs to be paid by Lessee 70%/Owner
30%.) |
| 15.
|
Lessee takes care of any driveway snow removal needed.
Call park 835-4608 Lessor
takes care of roof snow removal.

| 16. |
Only use 60 watt light bulbs. All
light bulbs are working at time of move in.
Please replace any burned out light bulbs at time of move-out |
| 17.
|
Smoke detector working ________If smoke detectors need replacement
battery – that shall be the obligation of Lessee. If smoke detector
battery is missing at any time, there shall be a $25 fine.
A new First Alert Carbon Monoxide smoke detector is plugged in -
located __________. Must be in
same location at move out – or $60 replacement fee. |

Don't allow
excessive moisture on windows. When you turn heat up
the moisture in the rooms will condense on the windows.
Be sure to use the vents in the bathroom during
showering, Use the fan when cooking &/or use a lid on
pans when boiling foods, etc. If you notice water on
windows, please wipe then down.

Walk throughs may be scheduled periodically with 24 hour
minimum notice - except in emergency or abandonment -
per State of Alaska laws. Lessee agrees to
notify Lessor for any anticipated absences of 7 days or longer
in winter. (Per Alaska Law) |

Be Careful what you clean with

Do not spray hazardous
products inside, such as silicone spray or any other spray
products (propellants can be health hazardous). In particular,
do not use products that have an EPA registration number (Fantastik,
Lysol Tub'n Tile) as it usually
means there is a pesticide component such as
BUTYL which causes
autoimmune issues and cancers. Vapors in eyes is an exposure

Lessor
reserves the right at any time to make such changes to the rules
and regulations set forth and referred to above as deemed
necessary for the ongoing safety, care, cleanliness, and orderly
behavior if needed. |
