Should you look to purchase property through Hursh & Assoc., Realtors, you may want to establish an agency relationship with the broker, M. Diann Hursh. Then you are owed the fiduciary duties of loyalty, faithfulness and accountability. The commission the seller has agreed to pay may be shared with our office, the cooperating broker. Or, in your offer to a seller (which I would present thru the Seller's Agent), it can state the brokerage fee that is included in your offer, & which shall be a seller's closing cost. Sellers will be told that I represent the you, the buyer, and that they should not tell me anything they wouldn't want you to know. Our goals for all parties:

When you choose to be represented by a Real Estate Broker, it is necessary to put it in writing. Then you become a client, not just a customer. This relationship must then be disclosed to a seller the first time they are contacted about the availability of their property. As a buyer's agent, we must also disclose to the seller that we expect to share the commission the seller has agreed to pay for the selling of their home or property.
